What is a Buyer’s Agent?

A Buyer’s Agent is a licenced real estate agent that works solely for the buyer. Unlike a Selling Agent, who has property to sell on behalf of the vendor, the Buyer Agent provides the service of searching, sourcing, and negotiating on behalf of the purchaser and acts in the best interest of the purchaser.

Can’t I just buy property myself?

Yes of course you can! However the average buyer spends 6-12 months on average searching and navigating the market before successfully purchasing their next home. During this time, the market may have moved, with prices increasing, the amount of time and money wasted chasing homes out of their budget and learning the hard way. This can result in “buyer fatigue” - countless weekends attending opens, hours scrolling online listings, leading to buyers taking a break or buying something out of exhaustion, not because it was the right property.

How long will it take?

On average, 4-6 weeks. Sometimes it’s less than 4 weeks. I’ve helped clients buy in as little as 5 days, no longer than 8 weeks.

What area do you buy?

I am a Sutherland Shire area specialist. I know this market inside out. I also buy in and around Sydney. I specialise in the owner occupier market, however I have purchased interstate for myself and clients in the past looking for investment properties. I have a strong network around the country to assist in sourcing in different areas, if I can’t help you, I will know someone that can.

I offer a range of services, starting at full service from start to finish, as well as negotiation only and auction bidding. Full service includes, sourcing and inspecting on the market, off market and pre-market properties, liaising with agents, conducting thorough due diligence and reporting, negotiating, bidding at auction, liaising with solicitors/conveyancers and mortgage brokers, securing the property by contract with terms best suited to your circumstances and guiding you all the way through to settlement - getting the keys!

How much do you charge?

My fees vary depending on the level of service you need. I offer tailored packages to suit different budgets and circumstances, so the best way to get an accurate quote is to get in touch for a quick chat. While I’m not the cheapest agent out there, I offer exceptional value. Choosing a buyer’s agent is like choosing a selling agent, it’s not about finding the lowest price, it’s about getting the best result. My experience, success rate, and client testimonials speak for themselves.

What is an off market property?

“Off Market” has become a buzz word and is often used as a marketing strategy by agents, wanting to create “exclusivity” with a new listing. Often, it is part of the marketing and is essentially “pre-market” with the listing due to hit the market in a couple of weeks. These properties are shared to every buyer on the agent’s database and usually on the agent’s website. A true “Off Market” is not advertised anywhere. They are usually sellers that are not as motivated to sell (unless the price is right). They will not hold opens, or advertise it, but they will share with Buyer Agents working with clients that fit the exact brief. Sometimes an agent will call someone they know that fits my client’s brief to see if they are interested in selling their home, and this results in an off market sale.

Will you save me money?

As a trained negotiator, and someone that was trained in selling Real Estate, I am a great negotiator. Negotiating is not just about how you communicate, it’s also about having the right information and local knowledge. I will fight for every last dollar. As I average a buying time of 4-6 weeks, I often save my clients tens of thousands in the time it takes to secure a deal.
